Portugal’s rental market is experiencing a resurgence in prices, despite a recent surge in available properties. This trend could have a dual impact, affecting both residents and travelers. According to price index, the national median rent for houses has climbed to €16.1 per square meter.

This rise comes after a two month period of stability, raising concerns about affordability. Major cities across the country are experiencing this trend, with some facing steeper hikes. Faro (8.3%), Évora (5.4%), Aveiro (5.3%), and Setúbal (3.6%) saw the most significant jumps, while Lisbon, still the most expensive with a median rent of €21.6 per square meter, showed a more modest increase of 0.4%.

This news comes as a surprise considering the significant increase in rental listings at the beginning of 2024. The report indicates an 81% rise in available properties, suggesting underlying factors like high demand or limited long-term rentals are pushing prices upwards despite increased supply.

Travelers visiting popular tourist destinations in Portugal, particularly those seeking short-term rentals, may be impacted by this rise in prices. Areas with steeper rent hikes, like Faro or Évora, could see a rise in short-term rental costs, affecting travelers’ budgets.
