In Barcelona, finding a place to rent is easier than finding a place to buy due to the constant movement of people in the city.

Tourists are always coming and going, which is why landlords usually opt to rent their apartments either short-term or long-term.

While this worked well for landlords, it was not going smoothly for tenants and the natives of Catalonia. This prompted The Tenants’ Union to demand a system of sanctions from the Catalan government to ensure the rent cap applies.

The Catalan government responded by introducing regulations for temporary apartments leased to tenants who are working or studying.

The reason behind this plan was to eliminate the fraudulent use of temporary rents, which had become the norm across Catalonia after the executive introduced a rent price reference index limiting rent prices for long-term leases back in March.

This plan will not hinder owners from temporarily renting their apartments for recreational purposes, events, or holidays.

To aid both visitors and native tenants, the decree forbids the total price of individually rented rooms from surpassing the cost set by the rent price reference index if the apartment was leased as a whole.

The prices will be set based on the apartment’s use rather than the length of the contract, as announced by the executives. This is good news for short-term stays or long-term visitors’ preferences.

The passed decree will fight against loopholes to implement the new housing legislation and the price reference index, according to Territory Minister Ester Capella. It is an effective way to rescue tenants and explorers from crooked pricing ploys.
