On 17th April, the City of London Corporation Planning Applications-Sub Committee has made a decisive move by granting permission for the redevelopment of the 140 and 150 London Wall sites, widely recognized as Bastion House and the former Museum of London.
In response to the projected rise in employment within the City, the approved scheme is set to introduce approximately 56,000 square meters of urgently needed new office space, designed to meet the highest environmental standards, accommodating nearly 3,100 jobs.
According to the , the development is poised to bring about a notable 43% increase in the public realm, boasting a range of enhancements. These include a versatile space for cultural activities, an elevated public area offering breathtaking views, including panoramic scenes of St Paul’s Cathedral, public access to the remains of the Roman Wall, and improvements to the setting of the listed Ironmongers Hall and Roman Wall. Additionally, a newly planned public square, adorned with green landscaping and the planting of 100 trees throughout the site, is expected to significantly enhance biodiversity in the area.
The redevelopment plans have undergone extensive public consultation since Spring 2021, resulting in substantial modifications to the original scheme. Notably, there has been a reduction in the massing of New Bastion House, aimed at creating a more expansive public space.
Furthermore, a comprehensive Whole Life Carbon assessment of the proposals has been conducted, revealing that the demolition and redevelopment of the site offer the most sustainable outcome. This assessment takes into account potential floorspace uplift, broader environmental and public benefits, provision of the public realm, and the ability to deliver cutting-edge sustainable buildings for the site.
Demolition work on the existing site is anticipated to commence in 2028, with the completion of the redevelopment project scheduled for late 2033. The green light for these redevelopment plans marks a significant step forward in the City’s ongoing efforts to adapt and evolve in response to changing demands and priorities.
